Jessica Leong helps business owners and investors buy factories and warehouses in Selangor. This page lists 6 industrial projects in Klang, Petaling Jaya, Puchong, Kajang, Semenyih and South Selangor, from semi-detached factories to multi-storey drive-up hubs. Buying industrial property is different from buying a condo: the Housing Development Act does not apply,[7] so check the SPA, the land use and specifications such as power supply, floor loading and ceiling height before you commit.

No. The Housing Development Act controls the development of housing accommodation, so non-residential property such as a factory or warehouse is not covered. There is no KPKT advertising permit or developer licence, and no statutory Sale & Purchase Agreement: the terms, completion date and any late-delivery compensation depend on the SPA you sign. Have your own lawyer review it, and disputes go to the courts or the mechanism agreed in the SPA.[7]
The tenure is shown on the title. Armani Bizcore is listed as freehold[1] and Binastra Business Park is freehold;[10] The NeX (lease to 2106) and Kajang Industrial Park are leasehold.[3][4] For leasehold industrial land, check the remaining lease period and any restrictions or express conditions on the title with your lawyer before you commit.
Check the built-up and land area, ceiling or eave height, floor loading, power supply (amps and kVA), loading bays and truck or container access against what your operation needs. Where a developer has not published a figure, Jessica marks it TBC and confirms it before you commit.
Real Property Gains Tax is charged on the gain when you dispose of property. For disposals from 2022, Malaysian individuals pay 30% within three years, 20% in the fourth year, 15% in the fifth and nothing from the sixth year. Companies incorporated in Malaysia pay 30%, 20% and 15% for the same periods, and 10% from the sixth year.[8] Ask your tax adviser how this applies to you.
Industrial property is usually financed with a commercial or business property loan, and the margin and terms depend on the bank and your business. Jessica can refer you to bankers for an indicative approval before you book.
