What is The NeX?
The NeX stacks drive-up industrial units, commercial space and SOHO-style units in one building, so a business can load goods at its own door on an upper floor.[1] It is Chin Hin Group Property's first industrial project, on an industrial site in Taman Sains Selangor 1 that the group bought for RM66 million.[2][3] The architect is WDA Architects Sdn Bhd.[1]

Is The NeX freehold?
No. It is on leasehold industrial land with a 99-year lease expiring on 18 October 2106, about 80 years remaining.[3]
How big are the units?
From 2,153 to 5,285 sq ft, in Types A to E.[1]
Can I drive a lorry to my unit?
Yes, by a two-way ramp. The ground-floor driveway takes vehicles up to about 10 tonnes, and the internal driveway up to Level 8 takes vehicles up to about 5 tonnes.[1]
When will The NeX be completed?
Completion is targeted for the third quarter of 2030.[2]
How much is a unit at The NeX?

Does it have a KPKT advertising permit?
No permit is needed. The Housing Development Act controls the development of housing accommodation; industrial property is not covered, so there is no developer licence or advertising permit from KPKT and no statutory SPA. Your rights depend on the SPA, so have your own lawyer review it.[4]
